How to setup a sucessful town

I have a town on meepcraft called MysticShadows on the alpha towny world. I am sure most people will already know the basics of setting up a town but for those who don't, here is my version of the towny basics.
First save up enough to actually buy a town which is 200,000 meebles. Then save up around an extra 100k as money for your upkeep. The upkeep is 65 meebles per plot and is collected everyday. Try and find a partner, like a friend in real life, who plays meepcraft and ask them to make the town with you. They will be co-mayor. Be sure they are someone you can trust because co-mayors have the same permissions as the mayor except from the permission to delete the town. Then, when you have enough meebles and enough materials, set out into either the alpha or the beta towny world. Type /random constantly until you think you've found your perfect place to build your town. I recommend grass plains or a forest. When you think you've found it (don't forget to ask your co-mayor first) then type /town new [town name]. When I made my town I typed /town new MysticShadows. Of course there'd be no dot when you are actually typing it. Once you've made the town the plot you were standing on would of been automatically claimed and that should probably be your spawn. Type /t set homeblock then type /t set spawn and congratulations, you have yourself a town! Then do /t rank add [your friend's name] co-mayor . Your friend is now your co-mayor! You shouldn't invite people until you have built a few facilities, made your spawn pretty, made your houses, claimed quite a few plots for residents to build on and made some pathways and roads. To deposit meebles into the bank (where upkeep will be collected from) type /t deposit [amount of meebles e.g. 10000] if you run out of meebles for the upkeep in your town bank (not your own personal bank) then your town and all your work will be deleted so make sure it is kept wealthy! To claim plots which cost 1k per plot claimed do /t claim and for other people to claim it type /plot forsale [cost of the plot e.g. 500] and to set taxes which your residents pay every day type /t set tax [amount]. I should think these are the basic commands and instructions to setting up a successful town. It's actually /t set taxes.
You can also do /t set plottax/shoptax/embassytax (amount).
Overall it's a pretty nice guide. If you don't trust a player to not unclaim everything or do /t withdraw you can always hire your friend as an assistant, builder, or recruiter,each with different perms.

Yeah, I wasn't sure about whether it was tax or taxes. And good idea there about the trust but my co-mayor is my best friend in real life so I can definitely trust her

/btw I am co-mayor I /t deleted a town, total mistake as I just came back from a 3 month vacation and commands were forgot , we got it back though with help from friends
